SuiteRElease is a marketplace and facilitation platform. We help renters, lease holders and landlords connect, but we do not verify every detail, screen applicants, or make tenancy decisions. This page explains what we do to keep the platform safe, what we expect from users, and what you can do to protect yourself.
Listing Review
New listings enter a "Pending Review" state before they appear publicly. We review them against our posting guidelines to remove obvious scams, prohibited content, and listings that do not belong on the platform.
Listing review is not verification. It does not mean we have confirmed the property exists, the rent is accurate, the poster owns or occupies the unit, the landlord has agreed to a transfer, or that any person has authority to assign the lease. Always do your own checks before signing or sending money.
Resident Evaluations
A Resident Evaluation is a self-reported profile you can create to share information about yourself with lease holders and landlords. It includes things like employment status, income range, references, pets, and a short personal note.
Resident Evaluations are not verified by SuiteRElease. They are a starting point for conversation. Lease holders and landlords should ask their own follow-up questions and request any documents they need directly from the renter.
Supporting Documents
You may optionally upload an employment verification document as part of your Resident Evaluation. These documents remain private unless you explicitly choose to share them with a specific lease holder. You can stop future access through your account, but doing so cannot retract information that an authorized recipient has already viewed, downloaded or independently retained.
Document retention: you may store one employment verification document at a time. Uploading a new document replaces and permanently deletes the old one. A document you do not replace is automatically removed 90 days after upload, and documents are deleted when you close your account, except where we must keep them for fraud prevention, payment disputes, legal obligations, or active disputes.
Identity Verification
You may optionally verify your identity through an independent verification provider. SuiteRElease does not collect, receive or store government photo identification or selfies. We receive only a verification result — the status, whether the verified name matched your profile name, the provider, a reference identifier, and the verification date.
Your verification status is private by default. It is shared with a lease holder only when you explicitly choose to share it for a specific listing. Identity verification confirms identity only. It is not an endorsement, recommendation, guarantee, or a statement that someone is safe, approved, vetted or trusted.
Background Checks
SuiteRElease does not conduct background checks, does not collect criminal-record information, and does not receive screening reports. Any screening a landlord or property manager requires is their own process and must comply with applicable privacy, tenancy and human rights law.
Listing Declarations
When someone posts a lease, they must confirm that they have answered the listing and disclosure questions truthfully and have disclosed any known material issues with the suite, including known pest, maintenance, health or safety concerns.
These declarations are self-reported. SuiteRElease does not independently inspect suites or verify the accuracy of listing disclosures. Withholding a known material issue may result in removal of the listing or suspension of the account.
Some disclosure information, including pest-related information, is not displayed publicly. It becomes available to an interested applicant only after they connect with the lease holder through the marketplace.
How to Spot a Rental Scam
- Be cautious if someone pressures you to send money immediately.
- Verify the suite and the person you are dealing with.
- Review the existing lease and confirm the landlord or property manager's involvement before completing a transfer.
- Be cautious of requests for gift cards, cryptocurrency, wire transfers or other unusual payment methods.
- Be cautious when someone refuses reasonable requests to view or verify the suite.
- Use our reporting tools if something does not feel right.
SuiteRElease does not collect or transfer rent or deposits between users and does not facilitate the physical exchange of keys.
Reporting Users & Listings
If you see a listing or message that looks suspicious, discriminatory, misleading, or abusive, please report it. You can report a listing from its detail page, a user from a message thread or their profile, or email us directly.
Reports are reviewed by our team. We may remove content, suspend accounts, or contact law enforcement if required. We limit access to report information and disclose it only where reasonably necessary to investigate or respond to the report, protect users, enforce our policies, comply with law or address legal proceedings. We cannot guarantee complete anonymity.
Staying Safe
Protect yourself and your information:
- Never send money before viewing a property and confirming the poster can show it.
- Ask to see the lease or a landlord contact before committing to anything.
- Meet in person or do a video walkthrough when possible.
- Keep communication on the platform so there is a record.
- Do not share passwords, banking details, or Social Insurance Numbers through messages.
- Trust your instincts — if something feels off, stop and report it.
Privacy
SuiteRElease uses administrative, technical and organizational safeguards designed to protect personal information. Access is restricted based on account permissions and the user’s sharing choices. No security measure can guarantee complete security.
Public listings display the city and neighbourhood, not the exact street address. An exact address becomes available only after a renter expresses interest and the lease holder affirmatively chooses to reveal it.
