Terms of Service
Last updated: August 18, 2026
1. About Suite Release
Suite Release (“we”, “us”, “our”) operates an online marketplace and facilitation platform that helps renters, current tenants (“lease holders”) and landlords or property managers connect around residential lease takeovers in Canada.
The service is provided by Dance Create Connect Inc., operating as Suite Release and marketed as SuiteRElease. By using the platform you are entering into an agreement with that entity.
Suite Release is not a landlord, tenant, real-estate broker, agent, guarantor, or party to any lease. We do not screen applicants, verify user-provided information, or make tenancy decisions. Final approval of any lease transfer or assignment rests solely with the landlord or property manager and is governed by the underlying tenancy agreement and applicable provincial law.
2. Eligibility and accounts
SuiteRElease is currently available for properties located in Canada, excluding Quebec. SuiteRElease is not currently offered for properties located in Quebec.
You must be at least the age of majority in your province and legally able to enter into contracts. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
3. Listings and user content
You may only post a lease you currently occupy or are authorized to market. You are solely responsible for the accuracy, legality and completeness of any content you submit (including listing details, photos, messages, application forms and Resident Evaluation information). You represent that you have all necessary rights to post that content.
Listings may enter a “Pending Review” state before becoming publicly visible. Suite Release may remove, edit or refuse content at our discretion, including for suspected fraud, discrimination or violation of these Terms.
4. Prohibited conduct
You agree not to:
- Post content that discriminates on the basis of race, ancestry, place of origin, colour, ethnic origin, citizenship, creed, sex, sexual orientation, gender identity or expression, age, marital status, family status, disability, receipt of public assistance, or any other ground protected by applicable federal or provincial human rights legislation.
- Post false, misleading, fraudulent or unlawful content.
- Attempt to circumvent, scrape, or reverse-engineer the platform.
- Solicit or accept payment off-platform in a manner intended to bypass tenant protections.
- Harass, threaten, or abuse other users.
5. Privacy and consent to sharing
Your use of Suite Release is subject to our Privacy Policy. Sensitive information including Resident Evaluation content and any uploaded verification documents are only shared with a specific lease holder when you expressly opt in for that listing, and are only forwarded to a landlord when you consent to that forwarding.
6. Paid features, payments and refunds
Optional paid upgrades (such as Featured Listing and Urgent Boost) are one-time purchases billed in Canadian dollars. Duration and inclusions are described at checkout. Paid upgrades do not guarantee any particular number of views, inquiries, or successful transfers, and have no bearing on whether a landlord approves a transfer.
Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment, billing, tax and cancellation mechanics are governed by Paddle’s Buyer Terms.
Refunds are covered by our Refund & Cancellation Policy, which includes a 7-day unconditional cancellation right on paid upgrades.
6a. Identity verification
Identity verification is optional and is performed by Stripe, Inc. on our behalf. If you choose to verify, you complete Stripe’s process directly; Suite Release receives only a verification status and reference, never your ID document or selfie. The “Identity verified” badge means only that a verification with Stripe completed successfully for your account — it is not a guarantee of identity, character, creditworthiness, or tenancy suitability, and it does not replace a landlord’s own screening.
7. Disclaimers
The platform is provided “as is” and “as available”. Suite Release makes no representations or warranties, express or implied, regarding user-provided content, listings, users, landlords, or the outcome of any lease negotiation. You are responsible for independently verifying all information and for reviewing any lease or assignment documents with qualified professionals before signing.
8. Limitation of liability
To the maximum extent permitted by law, Suite Release and its officers, directors, employees and agents will not be liable for any indirect, incidental, special, consequential or punitive damages, or any loss of profits, revenue, data, or use, arising out of or relating to your use of the platform, whether based in contract, tort, statute or otherwise. Our aggregate liability to you for any claim arising out of or relating to the platform will not exceed the greater of the amount you paid us in the twelve months preceding the claim or CAD $100.
Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law, including liability for fraud, or for death or personal injury caused by negligence. If you are a consumer, the exclusions and limits above apply only to the extent permitted by the consumer protection legislation of your province (including, where applicable, Quebec’s Consumer Protection Act), and your mandatory statutory rights are unaffected.
9. Indemnity
You agree to indemnify and hold Suite Release harmless from any claims, losses or damages, including reasonable legal fees, arising out of your use of the platform, your content, your interactions with other users, or your violation of these Terms or applicable law.
10. Governing law and dispute resolution
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein, and disputes will be resolved in the courts of Ontario.
This does not override mandatory rights available to you as a consumer under the law of your own province. If the consumer protection legislation of your province gives you the right to bring proceedings there, or applies its own law to your contract with us, that right prevails. Quebec residents in particular may bring consumer claims in Quebec under Quebec law.
11. Changes and termination
We may modify these Terms from time to time. Continued use of the platform after changes take effect constitutes acceptance. We may suspend or terminate your account at any time for violation of these Terms or where reasonably necessary to protect the platform or its users.
