Notice to landlords and property managers

When a current tenant uses Suite Release to introduce a candidate for a lease takeover, you may receive a secure, time-limited link to a read-only candidate summary. This notice explains our role.

What Suite Release is

Suite Release is an online marketplace that helps renters, tenants and landlords connect around lease assignments and takeovers. We provide the software; we do not act as a broker, agent, or party to any lease.

What Suite Release does not do

• We do not screen, verify, endorse or approve any applicant.
• We do not make tenancy decisions on your behalf.
• We do not verify self-reported information (employment, income, references, credit) or uploaded documents such as employment verification. Where a candidate has shared such information, it appears on the review page exactly as they submitted it. We do not collect government photo identification or criminal-record information.

Identity verification and background checks

• A candidate may choose to share an identity-verification status completed through an independent provider. This confirms identity only; it is not an endorsement, recommendation or guarantee, and SuiteRElease does not receive or retain identification documents.
• SuiteRElease does not perform background checks or receive screening reports. Any screening you require is your own process, and you are responsible for ensuring it complies with applicable privacy, tenancy and human rights law.

Your decision

You retain full authority to approve, decline, or request more information about a proposed lease transfer, in accordance with the underlying tenancy agreement and applicable provincial law. Your recorded decision is shared with the current tenant and the candidate through the platform.

Privacy

The information you see was shared voluntarily by the candidate for the purpose of this specific request. Please handle it in accordance with applicable privacy laws and use it only for the tenancy decision at hand.
